Overview

Domus Development

The Problem: The housing for working families in North Lake Tahoe is as expensive as the San Francisco Bay area and is made up of old summer cabins, converted motels and decades old mobile homes with no insulation, permanent toilet and kitchens.

The Solution: The community needed to develop safe, dry, clean, affordable housing units to support the working families that make up the foundation of the tourist based economy.

We needed to create community support for the problem through gathering the information and presenting it to the community, and its key stakeholders. One of the problems that we faced was that there was no data on the existing housing and the actual housing needs. To solve this problem we needed data to identify the needs. Thus, I co-developed and co-produced the first Housing Needs Survey and Study for North Lake Tahoe. For production of the Housing Needs Survey and Study we needed to find funding. I secured funding from Domus and the North Lake Tahoe Resort Association.

To produce the Housing Needs Survey and Study we needed to collect data from the users of housing – the community members. I secured the participation of the Workforce Housing Association of Truckee Tahoe (WHATT), North Tahoe Family Resource Center and Tahoe Woman’s Services for coordination of the audit in Spanish, English and through door-to-door in-person surveys.

In our purpose to provide third party objectivity of the data, I negotiated for the participation of Bay Area Economics to process all of the data and provide a report and documentation. Our objective was to share the Housing Needs Survey and Study and in turn educate the community and it’s leaders to the housing needs of community members to drive the development of new affordable housing units to address the study’s recommendations.

To accomplish this, I devised and executed a public outreach campaign that included presentations at both Placer County Board of Supervisor and Tahoe Regional Planning Agency meetings. Additionally, we present the Housing Needs Survey and Study recommendations to community key stakeholders such as merchant associations, chamber of commerce and real estate associations.

Through my work with the Housing Needs Survey and Study I was retained by Domus Development in conjunction with the Placer County Redevelopment Agency in the identification and negotiation for the purchase and assembly of over $4Millon dollars in property for the development of new affordable housing units. We utilized redevelopment funding through the Placer County Redevelopment Agency. This led to the building of the first ever affordable housing units in Kings Beach, CA.

My Expertise

Technology

I have worked in the technology sector for nearly a decade. As Senior Manager of Business Development at eBay, Inc, I created and managed some of the most successful entertainment marketing partnerships and programs.  This included developing strategic relationships with PBS’s Antiques Road Show, Warner Bros., Court TV, Cartoon Network, History Channel, Universal Studios, National Geographic Channel, Fox and PBS’s Video Division.

Real estate

I consulted with East Bay Asian Local Development Corporation in the development and execution of a housing project based on a business model that property buyers come together into cohorts that in turn act as neighborhood economic revitalization agents. I have also developed a program to address foreclosed homes through utilizing the homes as an economic redevelopment engine that was presented to the California State Assembly, and or Van Jones’ Rebuild the Dream organization, I have researched and recommended policy to address the national housing crisis and foreclosures.

Entertainment marketing

Prior to working in high-tech, I brought my unique blend of integrated marketing to leverage niche marketplaces with some of Hollywood’s top studios and cable television networks. My many accomplishments in the field include the launch of the SCI-FY Channel magazine and the television shopping show, SciFi Trader, with USA Network, developed strategic marketing relationships with Paramount Pictures and Lucasfilm’s licensee Fantastic Media for both the Star Trek Official Fan Cluband Magazine and the Star Wars Official Fan Club and Magazine.

Non-profit work

As a community volunteer in the Lake Tahoe / Truckee community, I created and led the Squaw Valley Museum Foundation where I formed a non-profit corporation, recruited board of directors, developed a grant and secured over two hundred and fifty thousand dollars in seed funding for the development of an official Squaw Valley Olympic Museum. Additionally, I worked with the US Olympic Committee to secure the merchandising rights for the 50th Anniversary of the 1960 Winter Olympics at Squaw Valley, and I developed a line of official merchandise and recruited a regional wholesale and retail distributor to sell throughout region.

Economic development

Presently I’m advising the San Francisco Mayor’s Office of Workforce and Economic Development in developing financing models such as green financing, local currency, crowd funding, social impact bonding and strategic partnerships around economic redevelopment of the Central Market community.  As part of this program, I have been working with The Bay Area Regional Center to facilitate business development between the Mayor’s Office of Workforce and Economic Development, private equity and property developers for capital investment in redevelopment projects.

Special events

I was engaged by Maritz Communications to create a special event group to develop new businesses with high profile public events. I worked with the newly formed group to secure a contract to develop the concept and execute the marketing program for the America’s Cup Village with the San Diego America's Cup Organizing Committee, which resulted in sale of 150% of exhibit booth capacity, increased merchandise sales and leveraged corporate sponsor participation.
